“Over the last decade, Totaal fitter Klein Poelhuis has positioned itself as a modern, versatile partner for housing and utility contractors. With a staff of around 300 and 4 branches, the company is one of the country’s biggest installation firms. Issues such as energy-saving, heat recovery and home automation currently guide the company’s projects. “We can see that, at the moment, there is a clear focus in building designs on the area of sustainable energy systems, it’s just that not enough attention is being given at the same time to the construction of the buildings,” observes Klein Poelhuis’s MD, Elzo ter Horst. “By being active construction partners in the development phase and preferably right from the preliminary sketches, we can bring our knowledge to bear in order to develop projects as efficiently and energetically as possible with one another.” In the first week of May a special project began in which the company has been involved from the very first sketch and is playing a very large role in the execution of the construction of the building: the construction of its own new premises. The premises, designed by the architects LKSVDD from Hengelo and realised in terms of development and execution by WAM&VanDuren Bouw from Winterswijk, consist of a reception area, offices, a training room and a workshop and supply room. Naturally, the site incorporates a number of sustainable technologies. The main objective in the design of the new building is to produce an energy-efficient, pleasant working environment with a minimum energy performance coefficient and that does not get its energy from fossil fuels. “As a company working in the installation technology sector, wherever possible we fit systems for our customers that offer the lowest possible energy consumption. It goes without saying that you want the same thing in your own new building”, explains ter Horst. A customised sustainable indoor environment concept In collaboration with the companies within the Nathan Group, a sustainable indoor environment concept is being developed for the property, combining concrete activation, ground source and other heat pumps, plus Uponor low-temperature underfloor heating systems. ter Horst goes on, “Obviously this represents a good showcase application of sustainable technologies for our target audience, but producing the optimum climate control for the building, cutting its carbon footprint and reducing energy consumption obviously also provided good reasons to choose a sustainable concept like the one we opted for.” Nathan Import/Export supplied the Alpha-InnoTec heat pumps, the Uponor low-temperature heating systems and the Komfort SBK heat distributors for the building. In addition, Nathan’s specialists support Klein Poelhuis with advice and support and 24-hour service for the Alpha-InnoTec heat pumps. ThermoPlus B.V. designed and fitted the ground source heat pumps. The drilling company also takes care of the configuration and maintenance of this equipment. Thermo Actief Benelux took care of the design and development of the underfloor climate-control systems in the property (concrete activation, underfloor heating and cooling). “An important advantage of this bundling of companies is getting a system guarantee”, explains ter Horst. According to the plans, Klein Poelhuis’s new premises are to be handed over in the first quarter of 2010. Use of ground source heat The use of ground source heat is based on a very simple principle: heat is extracted from the ground via an open or closed ground source. Heat is transferred to the building’s heating system via a heat pump system. In an “open loop system”, this heat extraction takes place by pumping water from a given depth into a plate heat exchanger, where the heat is extracted. The cooled water is then pumped back into the ground. The water then returns to the ground temperature, and the process can begin again. For the Klein Poelhuis site, closed loop, vertical ground source heat exchangers were chosen. In these heat exchangers, water or a glycol solution circulates through a sealed tube. Where an open loop system pumps groundwater from a bore hole, uses it and then returns it to source, in a closed loop system the fluid is circulated in a sealed vertical ground heat exchanger connected to the heat pump from which the heat is extracted. Ground source heat pump fitters ThermoPlus B.V. determine the required capacity based on the power requirements of the premises, a heat loss calculation, a cooling load calculation and a simulation. This can then be used to determine how many ground source heat exchangers – potentially in separately adjustable zones – are installed in the ground. The use of ground source heat is not only highly sustainable, it also offers benefits when it comes to comfort: while the system heats the property pleasantly during periods of cold, the same technology also ensures agreeable cooling during warmer periods. In the summer, the ground temperature is lower than the temperature of a building. By way of example, the cold water in the heating system would lower a room temperature of 26˚C to 23˚C. By allowing the water in the heating system to circulate and then return to the ground, the water heated by the environment is cooled again in the cold ground and the process can begin again. Because expensive fossil fuels become superfluous with the use of ground source heat, the payback period for the bores and heat pumps is extremely short. Heat pumps The 3,250m2 of workshop, training space, reception, offices and the supply room are heated and cooled using two parallel Alpha-InnoTec brine/water heat pumps: the SWP 390 and the SWP 540. Irrespective of time of year or day or the number of hours of sunshine, the ground temperature is between 3˚C and 12˚C all year round. The brine/water heat pumps in Klein Poelhuis’s new building use closed loop vertical ground source heat exchangers to extract the heat stored in the ground. The Alpha-InnoTec SWP heat pumps are practically maintenance-free and have been specifically developed for use in larger buildings. By connecting a SWP 390 and a SWP 540 in parallel and using a closed loop ground heat source, up to 92.6 kW of heating demand can be catered for. Another advantage of SWP heat pumps is that they provide both heating and cooling. There will therefore be a comfortable, pleasant working environment at Klein Poelhuis, whatever the season. Drilling the heat source bore Based on the power requirements of the premises, a total of 22 boreholes were drilled. The vertical ground source heat exchangers with a single U-loop and a 40-mm diameter were installed 100 m underground. The closed loop piping contains a process medium that absorbs the heat stored in the ground, which it then transfers to the heat pumps. The design, the 22 boreholes and the installation (including excavation) of the horizontal piping is being carried out by ThermoPlus B.V. The company is also responsible for configuring, filling, pressurising and testing the installation. Cooling is a key point in ThermoPlus B.V.’s design. This is because the bivalent power demand for passive cooling is higher than the power demand for heating. Furthermore, the energy demand from the ground is substantially equal to the energy from cooling that is stored in the ground. Passive cooling is a must in order to keep down energy costs, and Klein Poelhuis aims to make use of it for as long as possible each year. The high power demand for cooling can cause the ground source temperature to rise quickly. The ground source system was therefore designed for both passive and active cooling, so that both low energy costs and cooling can be guaranteed. ThermoPlus B.V. offers a guarantee of 25 years of a heat source medium temperature of over 0°C. This guarantees a high efficiency level for the heat pump (average supply temperature of 7°C). Sustainable heat/cooling supply systems on the property The ground source heat obtained via the heat pumps is used to heat and cool the property via sustainable low temperature heating and high temperature cooling systems. The following heat/cooling supply systems are used: - concrete activation (1st and 2nd floors); - Uponor industrial underfloor heating (workshop and supply room on the ground floor); - Uponor underfloor heating/cooling (entrance and reception on the ground floor). These systems combine excellently with sustainable sources of heat and cooling. Both the concrete activation and the Uponor underfloor heating systems were designed for low water temperatures. Thermo-Actief concrete activation “Concrete activation is an excellent way to cool and heat a building, reveals Dirk Muller,” Managing Director of Thermo Actief Benelux B.V. (TAB). “The offices are cooled and heated by VBI climate control floors, with the mass of the building also being used as a buffer to store energy. This has a very beneficial effect on the installed capacity of heat and cooling sources. When used for cooling, concrete activation offers considerable added value in connection with floor cooling. The mass of the building can remove a great deal of heat from the building and users experience the concept as very comfortable.” The power of Thermo Actief Benelux B.V. lies in an integrated approach to every project in which the team can count on the full cooperation and know-how of its partners Nathan Import/Export, Thermo Plus, Uponor and VBI. Each design is carefully tailored to the specifications of the building. Unique project features of Klein Poelhuis’s building, such as the large circular staircase, electricity systems and sprinkler systems are incorporated into the design of the climate control floors. The requirements of the architect and the construction company are also incorporated into the design. Klein Poelhuis’s climate control floors are made to measure at VBI’s factory. Prefabricated piping racks are fitted into the lower layer of these climate control floors. Uponor industrial underfloor heating The workshop on the ground floor is fitted with Uponor industrial underfloor heating throughout. Since the underfloor heating is integrated into the floor of the workshop, the whole space can be used for what it was meant for - manufacturing. The company does not suffer any loss of space to radiators, fans, pipework, shafts, etc., and there is no maintenance of these visible installations. The construction of an industrial floor is designed according to the intended use with specific static and dynamic loads. These include the wheel loads of vehicles plus the point loads of racks and machines and mechanical or chemical stresses on the surface. Uponor underfloor heating The entrance and reception in the brand new premises have underfloor heating using a tackerboard system. First of all the Tacker EPS insulation board – fitted with a tear-resistant textile grid film – is attached to the structurally insulated structural floor. A 10-mm edge insulation strip is then fitted along the existing inner and outer walls. The Uponor MLC water-bearing piping is then quickly and easily fixed to the insulation boarding using the tackerboard technique. The layout of the piping racks is based on the structural rooms, making later room-by-room readjustment possible. Depending on the layout of the room, the pipes are laid according to both the snail shell principle and in the meander pattern. The piping is connected to Komfort SBK distributors/collectors. These distributors are manufactured from fibreglass using a double-wall design to stay free of condensation. Quality of the piping The pipes used on the Klein Poelhuis site are manufactured by Uponor. Uponor is a world-leader in piping systems that stands for outstanding quality pipes with guaranteed connection technology. The pipes are resistant to notch wear, maintenance-free and can be walked upon once installed. The high-pressure cross-linked polyethylene PE-Xa pipes produced using the Engel process are extremely durable, can withstand rough handling on a building site and are highly suited to installation in concrete. Pipes undergo heavy loads during the application of concrete. This means that a high yield strength for creep is very important. Uponor PE-Xa pipes meet these criteria perfectly. Both practical experience and numerous tests on axially notched Uponor PE-Xa pipes have shown that even notches with a depth of up to 15% of the wall thickness have no effect on the fatigue strength of the pipes. This resistance to 'rapid' crack extension has been demonstrated for Uponor Velta PE-Xa pipes even at temperatures of -34˚C at an internal pressure of 9 bar. We can expect the system to last a ‘building lifetime'."
