Apartment complex switches from CPVC to Uponor PEX

When Uponor Commercial Sales Manager Stuart Lorton came across plans for six new apartment buildings with more than 360 units in Alderwood, Wash., he knew he wanted Uponor to be involved. But he quickly found that the engineering company and the developer had already specified the project CPVC trunk and branch. But as luck would have it, Ashton Wolfe, the installing contractor and owner of Wolfe Plumbing, is a strong proponent of PEX and he actually brought his concept to Lorton and Uponor to transfer the project to an Uponor homerun design.

Six new apartment buildings become a PEX project and include an Uponor Logic Plumbing System.

Originally designed with one 6" CPVC water main, Uponor Design Services proposed a PEX homerun plumbing system with 2" dedicated PEX lines running from the water entry to riser locations throughout the buildings. All the buildings were designed with multiple dedicated lines; each line feeding water to separate risers to distribute water to the individual water heaters in each unit throughout the buildings.

The homerun concept is somewhat new to engineers, designers and even some plumbing contractors, but the advantages of this system far outweighs the learning curve. “I was lobbying for PEX over CPVC because, over the years, I’ve found CPVC to be unreliable and difficult to work with,” Wolfe said.

PEX gives building owners and operators a system that is easily maintained, well balanced and allows for good isolation if future access is needed to the system. “It’s actually a fairly easy comparison,” he said. “Look at CPVC with its one water main and one calculation and compare it to Uponor’s homerun system, and you quickly see that PEX is easier on budgets, provide better installation times and increases overall systems performance.”

Working closely with Uponor’s Design Services, the six buildings ended up with a total of 1.3 miles of 2" Uponor AquaPEX® piping with additional sizes from ½" to 1½" Uponor AquaPEX, ProPEX® Engineered Polymer (EP) Fittings, lead-free (LF) brass sweat adapters for large-dimensional ball valves and LF brass male threaded adapters to transition to water mains.

Lorton and his Uponor team provided training on site to ensure that the installers felt comfortable with the process of installing a homerun system. According to Jesse Smith, Wolfe’s project foreman, coordination was the largest challenge on site since the individual riser design demanded a lot of installed pipe. The Wolfe crew needed to work alongside other trades while installing the plumbing system and it was sometimes difficult to coordinate and work around them.

With any piping system installation, and especially in big projects with large amounts of pipe to be installed, speed of installation is always top of mind. Uponor provided a detailed design and layout plan and suggested the use of Uponor’s PEX-a Pipe Support rails with traditional trapeze hanger assemblies to keep the installation on track. In fact, in 25 days, the two-man Wolfe crew installed all the 2" AquaPEX — considerably faster than installing a CPVC system.

Wolfe, who has been a PEX proponent for more than a decade, is a strong ally for Lorton as he continues his work of changing hard-core traditions and old habits. “I believe it is just a matter of time before the entire industry will move to PEX, and the Uponor Design Services group is an essential instrument in my toolbox to help educate the industry on alternatives to CPVC,” he said.

With the high-end positioning of the project, the property developers appointed Uponor as their radiant heating system supplier. In order to meet their requirements of high comfort, convenient maintenance, energy saving and environmental protection, Uponor chose 16*2.0 PE-RT and brass manifold.

Uponor PE-RT made from pure imported raw material with Claus Maffei extrusion equipment. The whole process is also equipped with INNOX ultrasonic size monitoring system, entirely control quality. Compared to ordinary PE-RT, Uponor PER-T has better thermal stability, long-term pressure resistance and chemical resistance, so it’s not easy for Uponor PE-RT to rust or fouling. It fully meet the GB/T28799 standard. Uponor PE-RT is flexible and easy to coil. Its thermal conductivity is 0.4W/m.k, which is the fastest heat transfer plastic pipe in ground radiant heating system.

Uponor UBC brass manifold is modular designed, the two segment uses internal and external thread connections to make the connection stronger. Each loop is equipped with a balance valve and the valve can be preset with an inner six angle spanner. Each type of the house can be matched with different number of interface and loop in order to minimize the energy consumption and save the later maintenance cost for the owner.

Compared with traditional heating system, Uponor system can save 12% energy and operating cost. Uponor PE-RT also have 50 years of service life and provide a reliable international quality guarantee for the project.

Highlight of Estonian medical services

Toomas Kivastik, the project manager of Maarjamõisa Medical Campus, points out that Tartu University Hospital is the only university hospital in Estonia and the only one to cover the full range of medical services available in the country. Additionally, the hospital is a venue for pre-graduate medical training and residency, as well as being the centre where most of the medical research in Estonia is conducted.
The direct objective of the second construction phase of the Medical Campus is to complete and start using units J, K and L of the active medical care complex by the end of 2015. These units will house a state-of-the-art oncology centre. Two new generation linear accelerators will be purchased for radiation therapy, and capacity to fit up to four accelerators will be built.
The second construction phase will also see the completion of an eye clinic, operating theatres, an intensive care unit for the cardiac surgery department and internal medicine department. Building requirements for all of these medical care units are extremely strict and technically complicated.

Improving the quality of medical assistance

According to Toomas Kivastik, the entire Estonian population will benefit from the completion of the Campus. As a medical institution of the highest order, it will welcome patients from across the country and significantly improve the quality and speed of medical care in Estonia.
Kivastik adds that the wall heating used in campus buildings will ensure that patients are treated in comfortable rooms with very clean air. Due to the paramount importance of clean water, specialised solutions ensure that medical personnel have access to it at all times. In addition to other requirements, particular attention has been paid to environmental protection and sustainability throughout both planning and construction phases of the complex.
 

Cost-effective and space-saving prefabricated module Reno Port ensures succesful renovation

A successful renovation was carried out with Reno Port cassettes Hottonia housing company in Espoo. When choosing a solution, the focus was on cost efficiency, installation speed and space saving. From the point of view of the housing company, easy serviceability and the domesticity of the solution provider were also important criteria.

The joint renovation project in Maunula – cost savings through co-operation

In the Maunula district of Helsinki, an exquisite joint renovation project is under way. The project, begun in 2012, involves six housing companies. Four storey high buildings have Reno Port prefabricated routing elements for tap water and sewer pipelines. The solution was selected due to its excellent acoustic and fire resistance features.

The Petreliuksenrinne housing company, located in Turku, includes two eight-storey blocks of flats and one three-storey block. There are a total of 124 residential units. At the turn of the millennium, buildings that were constructed in 1969 began to suffer from leaking sewerage and water supply pipes in increasing numbers. The starting point for the overhaul was to renovate the water supply and sewerage systems before the pipes began leaking so regularly as to become an intolerable problem.

Line renovation is easy with the Uponor technical wall

The Uponor technical wall is a modular line renovation system particularly suitable for blocks of flats designed after the beginning of the 1970s. Technical walls are wall elements with all the required plumbing, underfloor heating rises, sewerage and ventilation services already installed in them. Two blocks of flats equipped with service flues have been built in the Mukkula district in Lahti. Uponor's service flues are industrially manufactured, modular flue structures for the efficient routing of HVAC systems. The Uponor service flue modules can be used to route water, sewer and ventilation systems to flats as preassembled and coupleable packages.

A line renovation was carried out in a block of flats in Turku using Uponor's R2I elements

There are 256 rental apartments reserved for students on floors 2-7. Uponor R2I blocks will be installed in all of the student-apartments in connection with bathroom and kitchen elements. Aleksi 5 is the first new destination in which R2I blocks are being delivered and in which sound-absorbing Decibel drains are used.

A building management system, also called building automation system, enables monitoring of the building's electrical and mechanical equipment. For example, you can control all ventilation, lighting, fire, security and heating systems remotely via your computer, which makes the property management of buildings much easier.
