hi! Cañaveral es una promoción de 816 viviendas distribuidas en cuatro fases de 204 cada una. En un principio teníamos el perfil muy claro, parejas en busca de su primera vivienda, pero nos fuimos adaptando a otros perfiles que estábamos viendo interesados, como jóvenes independientes, familias con hijos y familias monoparentales”, afirma Montserrat Cercadillo, Directora División Inmobiliaria hi! Real Estate.

Sistema ACS a 2 tubos y Climatización Invisible por suelo radiante (calefacción) de Uponor

hi! Cañaveral cuenta con un sistema de generación térmica centralizado, mediante producción solar térmica apoyado por calderas de condensación a gas, donde la energía térmica generada es transferida directamente, a través de un circuito cerrado a 2 tubos, a unos módulos de distribución y contabilización de energía (Combi Port B1000 de Uponor), desde donde parten las redes de ACS y calefacción de cada vivienda.

Rubén Ordóñez, Responsable Departamento de Instalaciones hi! Obras y Servicios, explica como “mediante la trasferencia térmica somos capaces de dar respuesta a las solicitaciones térmicas y de ACS de toda la promoción. El sistema de emisión de calor seleccionado para estas promociones se ha resuelto con un suelo radiante de Uponor, sistema que proporciona mayor confort debido a la ausencia de corrientes de aire y focos calientes, un aumento en el rendimiento al ser un sistema a baja temperatura y un aumento en la superficie útil de la vivienda, al poder prescindir de radiadores”.

Por su parte, la instalación de las soluciones Uponor fueron realizadas por Saneamientos e Instalaciones Vicente y Rivero. “La clave principal fue optimizar los recursos arquitectónicos y la inversión en el sistema de ACS. La promoción tiene una única sala de calderas que requiere realizar un circuito  muy extenso de tuberías para llegar a cada vivienda. Pasar de 4 a 2 tubos nos permitió aprovechar mejor el espacio y los recursos”, explica Miguel Ángel Vicente, Gerente de Saneamientos e Instalaciones Vicente y Rivero. Además, añade que “el propietario, gracias a este sistema, se beneficiará de un ahorro en sus propios costes de facturación y mantenimiento. Estas instalaciones generan un ahorro energético al gestor que se traslada a cada propietario. Por ejemplo, pasar de 4 a 2 tubos reduce las pérdidas energéticas en un 50%, además en esta promoción, desde primavera a otoño el sistema se alimenta prácticamente al 100% a través de energía solar, sin producirse ningún consumo de energía”.

Uponor un servicio 360 grados

“La colaboración con Uponor es muy estrecha desde fases muy incipientes. Ya en la fase de desarrollo Uponor es partícipe, aportando valor en el desarrollo de la definición del sistema de entrega de energía en cada una de las promociones. Esto hace que durante la construcción, todo sea más ágil debido al conocimiento que ya se tiene, por todas las partes, de la solución adoptada. En este sentido Uponor, en estrecha colaboración e interlocución con el instalador y el equipo de obra, cursa visitas durante la construcción y en distintas fases de instalación de su solución, con el fin de validar la correcta puesta de en obra, lo que permite corregir cualquier imprevisto, antes de que sea demasiado tarde. Por último, y para cerrar el círculo, al finalizar cada una de las promociones, Uponor imparte una charla a los clientes finales en la que se les explica el funcionamiento del sistema instalado en sus viviendas y se atienden la dudas que puedan surgir a cada vecino”, explica Rubén Ordóñez.

Para Montserrat Cercadillo, “la entrega de llaves es para el cliente uno de los momentos más emocionantes y estresantes al mismo tiempo. Cualquier ayuda es más que bienvenida, así que el hecho de sentirse acompañado en el conocimiento del sistema de calefacción a través de una jornada formativa abierta a preguntas es un valor añadido extraordinario”.
