Living surrounded by nature… yet right in the heart of the city



The developer AEDAS Homes is finalising the conversion of the former depot area in Pignatelli Park into a green space featuring homes and a 23,000 m² park. A key feature of this newly created area is the Pignatelli residential building, also developed by AEDAS Homes, offering homes with between two and four bedrooms.

Ana Marrón, AEDAS Homes’ representative in Zaragoza, explains that “Pignatelli is a development that attracts a wide range of people, both in terms of where they come from (locally and from towns bordering Zaragoza) and their profiles. There are both single people and families, with and without children, older couples and investors who have bought a property to let out. And the fact is that everyone values sustainability.” She adds: “There is growing awareness of environmental issues and, furthermore, these energy-efficiency measures significantly reduce utility bills, making it a very profitable investment in the medium term.”



Uponor enhances this commitment to sustainability and energy efficiency through its Invisible Climate Control solution using radiant surfaces (heating and cooling), which includes the Uponor Smatrix smart control system. Regarding the latter, Diego Demaría, Sustainability Director at AEDAS Homes, states that “combining sustainability with technology is a sure-fire success. Technology features heavily in AEDAS Homes’ developments and homes, and goes far beyond basic home automation. For example, in 2018, AEDAS Homes became the first property developer in Spain to offer a wide range of voice-controlled Google devices in its homes. And with UPONOR, also in 2018, AEDAS Homes launched the first voice-controlled underfloor heating and cooling system.”

BREEAM: The sustainable building certification


In addition to an 'A' energy rating, AEDAS Homes’ Pignatelli project has achieved BREEAM certification. “We are a company committed to sustainability and respect for the environment, and certifications such as BREEAM or Ecoliving—the company’s own sustainability label—ensure that the projects we develop incorporate high standards of energy efficiency and consumption. Furthermore, AEDAS Homes is responding to a demand from society and its clients, who are increasingly seeking more sustainable homes,” explains the Sustainability Director at AEDAS Homes. According to the latest AEDAS Homes Observatory, nearly 60% of Spaniards are willing to increase their budget by 13% when buying a home if it is sustainable.

At this point, Diego Demaría emphasises that “absolutely all projects are eligible for sustainability certifications. In fact, at AEDAS Homes we manage these sustainability labels – not just BREEAM – across all our developments, and we have a Green Book that sets out the guidelines to be followed for each development, depending on its location, because developing a residential project on the Costa del Sol is not the same as doing so in Pamplona”.
