1.200 'ecoviviendas' conectadas al District Heating de Vallecas por la EMVS del Ayuntamiento de Madrid
Las Colonias Municipales de San Francisco Javier (1956) y Nuestra Señora de los Ángeles (1958) situadas en el distrito de Vallecas, han experimentado un proceso de ordenación con el objetivo de construir 1.200 viviendas de Protección Social VPPA en 12 promociones conectadas a un District Heating (DH) sistema de calefacción y agua caliente sanitaria (ACS) centralizado, y a un sistema de recogida neumática de residuos domésticos (RNRD).
Desde el DH el agua caliente generada a una temperatura de 65ºC se distribuye a través de seis circuitos independientes con la solución Uponor Ecoflex hacia las diferentes promociones.

Desde la Empresa Municipal de la Vivienda y Suelo de Madrid (EMVS), explican que “se ha hecho un microbarrio de calidad, sostenible y eficiente que ha tenido como prioridad a las personas. Es una actuación que puede tener una clara continuidad en otros ámbitos, barrios zonas, en los que las condiciones de partida pueden cambiar, pero donde las bases y principios de actuación pueden ser fácilmente transferidos y adaptados”. Y respecto al District Heating, afirman que “el sistema centralizado de ACS y de calefacción de Las Colonias comporta ventajas técnicas y económicas respecto a los tradicionales sistemas centralizados o individuales de los edificios, permitiendo una gestión más eficiente, un ahorro de energía primaria, una reducción importante de emisiones contaminantes y en general, un ahorro de costes para el usuario”.
Todas las promociones enganchadas al District Heating tienen certificación energética A, cumpliendo con el objetivo de la EMVS de optimización de las instalaciones y la envolvente térmica por encima de las exigencias normativas.
Los datos de consumo de la EMVS en 2022 confirman una reducción superior al 40% en el consumo de calefacción frente a la media de un piso en clima continental gracias al aislamiento y sistemas de ventilación de los edificios, y la capacidad de cubrir la demanda de calefacción a través del District Heating. “Todos los edificios de la EMVS conectados al District Heating cubren al menos el 50% de la producción anual de ACS con energía solar o aerotermia de alta eficiencia” concluye la EMVS.
En la actualidad el District Heating da servicio a 7 promociones con un total de 641 viviendas.
Esta solución puede ser instalada en sistemas de energía de cualquier tipo: central térmica de biomasa, caldera de gas, bomba de calor, subestación térmica, campo solar térmico, etc.
La regeneración de este barrio de apenas 9,00 Has. con reducidos costes, garantiza un nivel de calidad y confort óptimos, puede servir de experiencia frente a actuaciones más ambiciosas que tratan de abarcar distritos o barrios completos.
La Central de Calor ha de suministrar calefacción y Agua Caliente Sanitaria (ACS) a 10 promociones en la Colonias de Nuestra Señora de Los Ángeles y a otros 2 de la Colonia de San Francisco Javier, abasteciendo a un total de 1.198 viviendas.
A día de hoy, se está dando servicio a un total de 7 promociones ((NSA01, NSA06, NSA09, NSA11, SFJ5, NSA12 y NSA13), con un total de 641 viviendas.
Cabe señalar que todas las promociones enganchadas al District Heating tienen calificación A, cumpliendo con el objetivo de la EMVS de optimización de las instalaciones y la envolvente térmica por encima de las exigencias normativas.
