Un nuevo estándar de confort en Burgos

Complejo residencial edificado en manzana completa compuesto por 206 viviendas de calificación energética A, altas calidades en acabados e instalaciones, ubicado en Burgos (Avenida Castilla y León esquina con Avenida Casa la Vega). 

El proyecto ha sido diseñado por José Manuel Méndez, arquitecto y director de MBG Ingeniería y Arquitectura y los responsables de la construcción y promoción han sido Residencial Toscana. Como resultado, estamos ante una urbanización diferente frente al resto de promociones que se están construyendo en el nuevo entorno del río Vena en Burgos.

Involucración Uponor

Uponor, a través de la ingeniería e instaladora CIMESA, participa en el proyecto con sus soluciones para distribución de agua potable (Uponor Quick & Easy) y Climatización Invisible por suelo radiante con Sistema Uponor Autofijacion Klett, solución industrializada Uponor Comfort Port, Regulación Uponor Smatrix Base, termostatos digitales por estancias y Uponor Combi  Port 500 en cada una de las 206 viviendas.

Confort y eficiencia energética se dan la mano

La elección de materiales e instalaciones han sido clave para obtener la calificación energética A del proyecto. “Las medidas pasivas aplicadas, en lo que a aislamientos y calidad de la carpintería se refiere, han sido muy importantes, lo que ha permitido reducir la demanda energética de manera notable. Por otra parte, en las medidas activas, se ha optado por un sistema mixto de producción de energía mediante calderas de gas y aerotermia. Esto ha permitido reducir emisiones y consumo de combustible fósil”, explica José Manuel Méndez.

Por su parte, Eduardo Esteban Rodríguez, director de CIMESA, analiza la elección de las soluciones de Uponor, “la decisión elegida para la promoción estaba incluida en el diseño del propio proyecto. El estudio de arquitectura quería apostar desde un principio por sistemas eficientes y novedosos para todas las instalaciones de la promoción”. 

José Manuel Méndez, continúa, “Uponor es un colaborador que nos garantiza el buen funcionamiento de la instalación. El sistema Combi Port 500 ha permitido reducir el trabajo en obra gracias a sus elementos prefabricados, reduciéndose además los posibles fallos al simplificarse notablemente la instalación. También se reducen prácticamente a la mitad los metros lineales de tubería a instalar, por lo que se ahorra en tiempo de ejecución” 

Eduardo Esteban comenta que “para la puesta en marcha del sistema en cada vivienda hemos desarrollado un plan de asesoramiento a propietarios. Les enseñamos cómo funciona y cómo sacarle el mayor partido a la Climatización Invisible de Uponor, por ejemplo, recomendando dejar una temperatura constante. Además, este asesoramiento se mantendrá durante los próximos meses a través del servicio posventa”. 

Un público familiar muy exigente

Por el diseño de la promoción, donde más del 55% de las viviendas son de tres a cinco habitaciones, y la completa propuesta de zonas comunes, el perfil del comprador han sido familias con progenitores entre los 30 y 45 años. Para la comercialización de la promoción, ha jugado un papel destacado que las viviendas estuvieran dotadas con modernos sistemas de instalaciones. 

Desde la constructora y promotora, su director, José Piedra Cabestrero, comenta que “Burgos es una plaza muy exigente para temas energéticos, y la eficiencia energética de las instalaciones es muy valorada por los propietarios. En 2016 entregamos el primer edificio con Climatización Invisible por suelo radiante de Uponor junto con CIMESA. Entonces era un reto, ahora es un estándar”. 

Una lectura similar ofrece Eduardo Esteban, “en Burgos hoy por hoy no hay ninguna promoción que no se plante la instalación de suelo radiante, esta solución se ha convertido en un estándar en la ciudad, por su confort y menor consumo energético, con un impacto positivo directo en la calificación energética del edificio”. 

En Residencial Toscana afirman que buscan siempre la excelencia, su objetivo es ofrecer a los futuros propietarios lo mejor posible en todos los sentidos. “El reto de cada promoción es darle una vuelta más a nuestra propuesta. Construir el mejor producto, en el mejor solar, al mejor precio y con el mayor servicio. Para conseguirlo necesitas trabajar con los mejores, y esta urbanización es un gran ejemplo. Nuestra relación con los propietarios no acaba con la entrega de llaves, por eso es importante que la calidad y las instalaciones sean de primera”, concluye José Piedra. 

"Esta promoción destaca por la calidad que hemos conseguido a pesar de sus enormes dimensiones: 29.000 m2 construidos en una urbanización privada de 6.000 m2 de superficie. Se trata de un edificio en forma de U con dos torres de 14 y 17 plantas en sus extremos. Numerosos espacios comunes y 206 viviendas con calificación energética A”, afirma José Manuel Méndez.
